That is a genuinely good deal when the substrate underneath is dry and the terminations are still intact.

Our proposals state the product, the standard it is tested to, the primer where the manufacturer requires one, and the dry film thickness in mils, applied in two passes with reinforcing fabric at every seam, penetration, curb and edge. A coating quoted by the gallon rather than by the mil is a quote for a color change, and it will be sold to you as a roof.
Before any of it, a moisture survey. Coating over wet insulation seals the water in and you find out two winters later when the deck has gone soft underfoot. We core-cut or scan first, replace the wet sections, and if more than a modest share of the roof reads wet we tell you the coating is the wrong purchase entirely and quote the replacement instead. That is a shorter conversation, honestly had.
